Arizona is a state that historically has been in the top five growth states. Yet, in 2009, we sank to forty-ninth in terms of employment growth. As of October 2010, we recovered all the way to twelfth.

The overall picture suggests continued growth in Arizona and Greater Phoenix, but at a more modest rate than we are used to. It will be late 2013 or early 2014 before we reach employment levels that we saw at the peak in 2007, but at least we are growing again. Once the excess supply of housing and commercial property gets absorbed, Arizona will see that significant boom.

A continued national recovery is a must for an Arizona recovery. We expect 2011 to be better than 2010 and 2012 to be better than 2011. A rapid recovery and expansion, however, is probably not in the cards. Why is this the case? Come to our breakfast meeting on Friday, January 14 and find out.

Jim Rounds is Senior Vice President and Senior Economist with Elliott D. Pollack and Company. Mr. Rounds specializes in preparing economic analysis for both public and private sector organizations, including economic overviews related to the national and state economies. Jim has extensive expertise in matters of economics, finance, rural and urban economic development, public policy, taxation, real estate analysis, affordable housing, and litigation.

Mr. Rounds has written and co-authored a number of articles for the Arizona and Greater Phoenix Blue Chip periodicals and has authored articles for the company’s website. In addition to opining on the state of the economy through written format, Jim has delivered scores of presentations to national organizations, private companies, local civic organizations, universities, and legislative committees. Jim has been quoted in the local print and television media, nationally recognized newspapers, and provides commentary on local radio programs.
